Job Title: Sales Counselor
Overview: The Sales Counselor is responsible for professional referral development accomplished through relationship-based selling, developing external marketing programs, community outreach programs, and marketing event coordination all with the goal of developing a growing lead base of active referral sources for the benefit of the property. Provides liaison support, information updates of services, apartment availability, represents the property and educates referral sources and prospects about services offered and maintains a working knowledge of the local market trends and competitors to assist development of the sales and marketing programs.

Primary Duties and Responsibilities:

  • Responsible for census development through the implementation of external marketing programs
  • Document weekly production reports for the Sales and Marketing Director, Executive Director and Managers Office
  • Conduct tours, luncheons or other strategies with prospective referral sources and prospective residents’ groups
  • Manage Referral active lead base
  • Daily management of potential leads, qualified prospects and referral sources
  • Generate thank you notes, letters, creative follow up, brochures, etc to any inquiries, tours, or other contacts made by prospective customers
  • Implement the local outreach efforts, which includes calling on business and professional people to promote the community
  • Arrange special luncheons/tours, special events and promotions for community contact groups when appropriate
  • Attend resident activities and functions to help attract prospective customers
  • Evaluate the competition and identify differences in comparison with our community
  • Impact revenue by increasing lead base through referral sources
  • Ensure sales productivity is high by participating in team marketing strategies and leasing objectives
  • Track lead generation as it relates to source
  • Foster a positive image of 12 Oaks Senior Living with the outside community
  • Develop and cultivate relationships with faith-based organizations, general public and professional referral sources within the community
  • Form strategic alliances with key community individuals regarding the senior population and or family members
  • Represent the property at internal and external community functions as well as hosting/leading local support groups and other appropriate community organizations/events
  • Contribute to the competitive analysis through gathering data on marketing trends, competitors and outside professionals and vendors
  • Develop new business and maintain a general understanding/proficiency of products and services within the senior living industry
  • Identify and cultivate needs and goals of potential customers, residents and families; present options of how our Community may meet those needs and goals
  • Identify, create and distribute creative follow up materials designed to advance the sales process
  • Participate in Top 10 board planning as necessary
  • Diligently works toward the completion of special projects, requests, and assignments
  • Ability to work independently as well as work cooperatively with peers on marketing team
  • Other duties as assigned

Qualifications and Physical Requirement:

  • Comprehensive knowledge of sales marketing skills as related to senior housing
  • Demonstrates customer service skills and desire to work in a service-oriented environment
  • Possess strong communication and presentation skills
  • Working knowledge in use of office equipment including fax, multiple phone line systems, organizational systems, copy machine, postage machine, etc.
  • Assumes personal accountability of assigned duties and completes tasks in a timely and accurate manner
  • Organizes sales office resources in a standardized manner to ensure compliance with policy and procedures to ensure availability of files as needed
  • Ability to adapt to diverse scenarios presented in the workplace
  • Ability to define specific, measurable, attainable, relevant and time goals and objectives
  • Ability to set priorities in an effort to meet goals
  • Commitment to continuous improvement of sales and customer service practices while assuring that completed work adheres to high standards of accuracy and excellence
  • Able to clearly present information, accurately communicate, provide necessary level of detail even under stressful or demanding conditions
  • Working knowledge of policies and procedures
  • Ability and willingness to work flexible hours to include weekends, evenings, and holidays
  • Demonstrated ability to maintain confidentiality

Education and Experience:

  • Bachelor of Arts or Bachelor of Science degree preferred
  • At least 2 years of direct involvement in a selling oriented environment with preference in sales and marketing of senior living or an equivalent combination
  • Must have customer service experience and a sales background
  • Sales management or “hands on” selling preferred
